In "A Lucky Find", Oxford Reading Tree, I read the following:

1. Does "would be" means that Kipper hoped or thought it could be a good deed?
2. Why did Lee use "will be" instead of "would be"? What's the difference between the two sentences?
3. Can it be "That is a kind deed." ? What's the difference?

Yes, that one.

2. Why did Lee use "will be" instead of "would be"? What's the difference between the two? sentences?
They're different; "would" can be used to express an opinion, whereas "will" is used to talk about a future event/action.
3. Can it be "That is a kind deed." ? What's the difference?
Yes, that works too, but the present simple is used to state a fact.
