What's the difference between the two?

And

(NOT REAL JUST HYPOTHETICAL)
My friend has been offered to do a fake marriage for money. He says:

What if my future life partner found out.

VS

What if my future life partner finds out.

What's the difference between the two?

1 In the will be able version, the person is going to try to get a home loan. In the would version, the person is talking hypothetically.

2 In the version with finds, the speaker thinks there's quite a high risk of this happening. With found, the person thinks the risk is smaller.
